According to FipeZap, a research partnership between FIPE and Zap Imóveis, Rio de Janeiro has the highest real estates prices in the entire country. Properties in Rio have an average price per square meter of about BRL 10.000.
The beach and quality of life in Rio de Janeiro explains part of the real estate pricing. However, there are some neighbourhoods in Rio that offer more than this, justifying the expensive property prices.
Ranking of the 10 Best Neighbourhoods in Rio
The following list is based on FipeZap research of real estate pricing from 2014. The data was collected by FIPE, the Brazilian research institution, in association with Zap Imóveis, the most important classified real estate website in Brazil. About 60.000 adverts were used as a base to determine this ranking.
1.Leblon
Leblon is an upmarket district with the highest price per square meter in the whole city, due to its location, infrastructure, and reputation as a traditional neighbourhood. The best beaches in Rio are also located here. Properties in this area are extremely expensive and prices are continually rising. A 100m2 apartment, for instance, costs more than BRL 2.000.000.

2.Ipanema
Ipanema is a middle and upper class neighbourhood and is one of the best areas of Rio. Famous for its beaches, which are commonly visited by celebrities and tourists, the area offers brilliant infrastructure in terms of restaurants, bars and supermarkets. This area provides a great quality of life and from a cultural point of view it does not disappoint either. Ipanema has many theatres and cinemas scattered throughout the neighbuorhood.

3.Lagoa
Lagoa’s name is taken from the Lagoa Rodrigo de Freitas, a famous lake in Rio. The region has the 5th best HDI in Rio de Janeiro. An interesting aspect of this region is that it does not have a high population. A large part of the Lagoa neighbourhood is filled with parks and preservation areas which increases the quality of living in this area.

4.Gávea
This neighbourhood is a beautiful area of Rio and has a privileged location with views of Corcovado. The residents of Gavea have easy access to Leblon in the South, the Botanic Gardens in the North and to the Tijuca Forest in the West. The area is well known for its gastronomy and culture with many great restaurants, cultural attractions and cinemas.

5.Jardim Botânico
This neighbourhood is small and less populated which explains why it is a more exclusive area and a desired area to live. It is a very green and open area of the city. As Jardim Botânico is a relatively newly established neighbourhood in relation to the others it is predominantly new buildings.

6.Urca
Considered to be the safest neighbourhood in the city mostly due to the presence of the army barracks, Urca has practically no crime. This neighbourhood is composed of small buildings, large historic houses and army housing. The area also has many universities and institutes.

7.Leme
Leme is a predominately residential neighbourhood. Even though there are a few favelas within this neighbourhood, they are considered “pacified” as the police have settled a base inside the favelas. The area has passed through a recent process of verticalization.

Humaitá is an upmarket neighbourhood full of old and traditional houses, characteristic that set this area apart from the others. Located near Botafogo there are many bars, restaurants and stores that sells imported products.

Copacabana is considered one of the most renowned neighbourhoods in the world and also one of the most prestigious neighbourhoods in Brazil.
