São Paulo, is the largest and richest city in Brazil, but only second to Rio de Janeiro in terms of real estate rental prices. In this article we will take a look at the 15 cheapest neighbourhoods to rent in São Paulo.

Overview

According to the Sindicato das Empresas de Compra, Venda, Locação e Administração de Imóveis Residenciais e Comerciais de São Paulo, which is Portuguese for São Paulo State Housing Syndicate, or simply SECOVI SP, rental prices for houses and apartments in the city of São Paulo are experiencing a period of stability.

In April 2015, the average rental price in the city of São Paulo was BRL 38 per square meter per month. The city is second only to Rio de Janeiro, which has an average rental price of BRL 41 per square meter per month. From April 2014 to April 2015, rental prices in São Paulo grew only 2.1%.

Ranking of the Cheapest Neighbourhoods for Renting in São Paulo

The following ranking is based on a SECOVI study on the average price per square meter in São Paulo neighbourhoods. The data is from April 2015 and comprises the average rental prices for accommodation with one, two, three or more bedrooms per month.

1. São Mateus

The neighbourhood of São Mateus is the cheapest area to rent accommodation in Brazil, at BRL 13.24 per square meter. It is located in the Eastern region of São Paulo and has a population of approximately 220 000 people. The neighbourhood started developing in the mid 1950s, due to its proximity to an industrial region and the arrival of Portuguese and Japanese immigrants.

2. Sapopemba

Sapopemba is a neighbourhood located in the Eastern region of the city and the average rental price is BRL 14.59 per square meter. It is inhabited by around 300 000 people, being the second most populated neighbourhood in the city.

3. Itaim Paulista

The neighbourhood of Itaim Paulista is located in the far Eastern region of São Paulo. The average rental price in Itaim Paulista is BRL 14.60 per square meter. There are 240 000 people living in Itaim Paulista. This neighbourhood was officially created in 1980 and is home to a high number of people that came from the Northeastern states of Brazil.

4. São Miguel Paulista

São Miguel Paulista is also located in the far Eastern region, and has an average rental price of BRL 15.27 per square meter. It is home to around 93 000 people whilst the industrial activities of companies such as Grupo Votorantim and Companhia Nitro Química Brasileira have helped develop the region.

5. Vila Carrão

The neighbourhood of Vila Carrão in the Eastern region has an average rental price of BRL 15.48 per square meter. This neighbourhood was originally made up of farms and farm land.

6. Cangaíba

The neighbourhood of Cangaíba is also located in the Eastern region, and has an average rental price of BRL 15.63 per square meter. Home to more than 150 000 people, it is heavily populated by Bolivian immigrants. The Tietê Ecological Park is also located in the neighbourhood.

7. Itaquera

Itaquera is a neighbourhood located in the Eastern region and has an average rental price of BRL 15.91 per square meter h. It was in Itaquera’s stadium, which is owned by the Corinthians football club, that the opening match of the FIFA 2014 World Cup was played. It is home to more than 204 000 people.

8. Pirituba

Pirituba is a neighbourhood located between the North and West regions of São Paulo. It has an average rental price of BRL 16.89 per square meter, while being home to around 163 000 people. The State Park of Jaraguá is also located here.

9. Casa Verde

The neighbourhood of Casa Verde is located in the Northern region, and has an average rental price of BRL 17.03 per square meter. Home to 75 000 people and the headquarters of three of São Paulo’s major samba schools - Império de Casa Verde, Morro da Casa Verde and Unidos do Peruche.

10. Vila Matilde

Vila Matilde is a neighbourhood located in the Eastern region. It has an average rental price of BRL 17.05 per square meter and is home to almost 100 000 people. It is in Vila Matilde that another samba school is headquartered - Nenê de Vila Matilde.

11. Campo Limpo

Campo Limpo is a neighbourhood located in the Southern region of São Paulo, and has an average rental price of BRL 17.47 per square meter. It is inhabited by more than 215 000 people and presents a high rate of social inequality, with favelas standing beside upmarket condominiums.

12. Penha

The neighbourhood of Penha is located in the Eastern region, with an average rental price of BRL 17.49 per square meter. It is home to more than 117 000 people and is one of the oldest neighbourhoods in São Paulo.

13. Butantã

Butantã is a neighbourhood located in the far Western region of São Paulo, and has an average rental price of BRL 17.77 per square meter. Home to almost 50 000 people and Butantã Park which has an important insect and snake poisons research center.

14. Cidade Ademar

The neighbourhood of Cidade Ademar is located in the Southern region, with an average rental price of BRL 17.88 per square meter. It is inhabited by almost 250 000 people and is one of the most important commuter neighbourhoods in São Paulo.

15. Brás

Brás is a neighbourhood located in the Downtown area of the city. It presents an average rental price of BRL 18.26 per square meter and is populated by almost 30 000 people. The neighbourhood is most known for selling very cheap clothes.
